Deported. Broke. No network. No experience. AJ Hazzi started selling real estate at 19 and opened his independent brokerage the same month the global financial crisis hit. This is what he learned.
I got into real estate in 2002 as a 19-year-old who had just been deported from Australia for overstaying a work visa. Broke, stubborn, and determined, I scraped together enough to buy my first home. None of my friends were old enough — or crazy enough — to do the same, so I had to go find buyers myself. That meant cold calling and door knocking. I learned fast that with the right script, sales is a numbers game.
I devoured every sales book I could find, but the real turning point came when I discovered direct response marketing — guys like Terry Paranych applying Jay Abraham and Dan Kennedy to real estate. I realised I didn't have to chase business. I could attract it.
Against the odds, I became a top 1% agent. Then at 25, I opened my own independent brokerage — in April 2008, the same month the global financial crisis hit. I'm no stranger to building during brutal markets, and I've come to believe that adversity is often a gift.
From Ashes,
a Real Business.
My first taste of leverage came when I hired my first assistant — because I'd heard a line I could never unhear: "Either you have an assistant, or you are one." Once I was unshackled from the admin grind, I could focus on what I was gifted at — strategy, leadership, and relationships.
From there, I built systems that generated inbound leads and scaled my micro-team at RE/MAX to 100 sales a year. Then came the gut punch. One administrative mistake cost us our position at RE/MAX. I had 30 days to find a new path. I didn't look for another brokerage — I built one.
In April 2008, in the middle of the global financial crisis, Vantage West Realty was born. Everyone else was retreating. I was doubling down. We thrived through creativity — structuring seller financing, lease options, and trades when no one else could get deals done. I learned you can't control the market, but you can control your model.
In 2012, after investing in coaching, we adopted the "teamerage" model and quickly scaled from $500K to $5M in a few years — then doubled again to $10M by relentlessly building systems, culture, and people. I exited production entirely in 2020 — and have run this 7-figure net business from abroad for up to six months a year ever since.
